The Selling Process

Once you have decided that you want to sell your home with Tuohy O’Toole, complete the valuation request form on the website, telephone or call in to one of our offices. All inspections for sales purposes are free and are completed by experienced and fully trained staff who understand the local market place.

Once we have received your instructions to proceed we will organise a visit to your property to take photographs, obtain measurements and collate all the material necessary to successfully market your property for sale. Our team will co-ordinate a comprehensive marketing plan.

The Conveyance stage of the sale requires a solicitor. The solicitor will handle all legal paperwork required as part of the sale process and subsequent transfer of ownership. We will be happy to recommend solicitors to handle this aspect of the process. Marketing your property through Tuohy O’Toole will provide you with everything you need to successfully find a buyer. We will provide a comprehensive solution from national and regional newspaper titles to specialist property magazines and online websites. Tuohy O’Toole work hard to find you a buyer and have a thorough understanding of how and where to promote your property to obtain the optimum price and the quickest possible sale.

Tuohy O’Toole will take care of all viewings and will conduct accompanied daytime, evening and weekend visits.

Receiving offers will be via Tuohy O’Toole. We will negotiate on your behalf with buyers and contact you by telephone to discuss offers and we will also provide written confirmation. Once you have accepted an offer you should agree and itemise any extras that you have included in the price, set dates for exchange of contracts and completion. Tuohy O’Toole will support you throughout this process.

Survey and Searches are carried out at this stage. Your solicitor will make a Land Registry search. The buyer’s solicitor will submit a local authority search that will show any planning consents or local issues that may have relevance to the property. The mortgage lender will complete a survey of the property to check for structural problems and make a valuation.

A Draft Contract will be drawn up by your solicitor and forwarded to the buyer’s solicitor.

The lender will send a Mortgage offer to the buyer’s solicitor. Once this has been done, the money to buy the property is in place. An Exchange of Contracts now takes place, which is signed by both you and your buyer. A deposit is paid either by bank transfer or banker’s draft. A completion date is finalised and the outstanding balance owed is paid on that day, at which point you have successfully sold your Property.
